Dorchester County Announces Completion of Pad-Ready Industrial Site

Located in the Winding Woods Commerce Park

ST. GEORGE, S.C. (April 15, 2024) – Dorchester County is thrilled to announce the completion of a 75,000 square foot pad-ready industrial site at the Winding Woods Commerce Park in St. George. This milestone marks another significant achievement in the county’s ongoing efforts to attract and support business growth and economic development in the region.

With the support and collaboration of the Dorchester Economic Development Corporation, the Dorchester County Legislative Delegation, the SC PowerTeam, and Edisto Electric Cooperative, funding was secured to prepare the 14-acre site for immediate development. State dollars combined with additional funding from the SC PowerTeam’s Site Fund were utilized to transform the property into a shovel-ready industrial site.

The pad-ready site, now available for occupancy, offers a unique strategic location with proximity to I-95 and I-26 as well as two major seaports. Edisto Electric Cooperative President, David Felkel, notes “Pad-ready sites are the cornerstone of economic development, offering businesses a streamlined path to success.  With infrastructure in place and strategic locations, these sites empower businesses to swiftly establish themselves and contribute to the economic vitality of our communities.”  The site at Winding Woods boasts all major utilities in place with water, sewer, electricity, telecom, and natural gas service available.

John Truluck, Director of Economic Development for Dorchester County, expressed his enthusiasm, stating, “We are thrilled to see the completion of this pad-ready site, which represents a significant step in our efforts to attract businesses to Dorchester County. A pad-ready site can significantly shorten the window which prospective companies need to complete construction and ultimately begin production. This site offers a prime location and infrastructure-ready environment, making it an ideal choice for companies looking to invest and grow in our community.”

SC Representative Chris Murphy commended the collaborative effort, saying, “The completion of this pad-ready industrial site is a testament to the strength of partnerships between local government and the local legislative delegation. I am proud to have played a role in securing funding to support this initiative, which will undoubtedly contribute to the economic vitality of Dorchester County.”

Todd Friddle, Chairman of Dorchester County Council, emphasized the potential impact of the new site, stating, “Dorchester County recognizes the significance of sites like this for our community’s continued economic growth. This site will attract businesses and create opportunities for job creation, further propelling our county forward.”
