Dorchester County Holds Groundbreaking Ceremony for New Commerce Center in Summerville

  Two industrial speculative buildings totaling 533,280 s.f. on a 38-acre site


SUMMERVILLE, S.C. (November 16, 2022)– Dorchester County Economic Development held a groundbreaking ceremony earlier this week to commence construction on a new commerce center located at 130 Hodge Road in Summerville.  The ceremony, which took place on-site November 15 at 2:00 pm, commemorated the next step in meeting the demands of the rapidly expanding industrial market.


The new commerce center will house two industrial speculative buildings totaling 533,280 square feet and is conveniently positioned to serve as an opportunity for potential distribution or manufacturing companies. Immediately off I-26, the commerce center is centrally located near I-526, I-95, Charleston Port Terminals, and CHS International Airport. Both tilt-up warehouses will feature clear heights at 32 feet, two drive-in doors, 9’x10’ dock doors, loading bays, interior bays, and a total of 514 combined parking spaces.


Foundry Commercial Principal and Managing Director Bill Simerville and Michael Cain, Senior Project Manager have applied a lifetime of experience to both the creation and vision of this commerce center as well as the selection of the team. Edifice is the general contractor and Merriman Schmitt Architects is the architectural firm. Commercial real estate firm Bridge Commercial will be marketing both speculative industrial buildings.
